You have an eight-room guesthouse in Franschhoek. Your guests check out at 11am. You're in Johannesburg.
At 2pm, you get an email from your cleaning crew: "We're running late, arriving at 4." No big deal, except that in those five hours between checkout and clean-up, every geyser in the building is heating water nobody will use, at least three aircons are running on whatever settings the last guests left them on, and the main outdoor lights came on automatically at sunset because nobody changed the schedule for the off-season.
You don't know any of this. You're in Joburg.
This is the part of guesthouse ownership nobody puts in the investment thesis.
The maths nobody does
South Africa now has somewhere between 80,000 and 110,000 active short-term rental listings. Cape Town alone has close to 18,000. The average Cape Town property turns over around R451,000 a year in revenue. The average self-managed host spends 25% to 40% of that on operating costs, and electricity sits near the top of that pile.
Commercial electricity in South Africa is currently around R2.29 per kilowatt-hour, and that's before the July 2026 increase feeds through. An eight-room guesthouse running geysers, underfloor heating, aircons, pool heating, and outdoor lighting with no scheduling logic can pull a lot of completely unnecessary consumption on any day it's not full.
Over a month, that's dead money. Over a year, it starts to look like a staff salary.
Most hosts know this in theory. Very few have done anything structural about it, because "smart home" in the context of short-term rentals usually means a few R200 Wi-Fi plugs and an app that doesn't work when Telkom goes down.
What a proper system does differently
I work with KNX, the open building standard that's been running commercial and high-end residential projects globally for over 30 years. You find it behind the walls in large hotels and corporate buildings, but the same architecture applies directly to a guesthouse or boutique property.
The most useful thing a KNX installation does for a hospitality owner is checkout automation. A checkout trigger (a key card reader, a keypad code, or a button at the front door) can run a scene that sets the entire property into a vacancy state. Geysers drop to a minimum hold temperature. Aircons shut off or go to eco mode. Lights go off. Anything on a switched circuit that doesn't need to run, doesn't run. The property goes to standby while you wait for your cleaning crew.
The flip side is check-in pre-conditioning. One hour before an arrival, the system runs a welcome scene. The geyser heats to the right temperature. The room reaches a comfortable temperature before anyone walks in. The lighting comes up at a level that feels welcoming. Guests arrive and it feels like someone prepared for them, because the system did.
If a room has a presence sensor (KNX supports mmWave sensors that detect someone sitting still, not just walking past), the aircon only runs when someone's actually in the space. Guests who pop out for wine tasting at noon and leave the aircon screaming don't cost you anything while they're gone.
Because KNX runs on local infrastructure with no cloud dependency, I can give a guesthouse owner a dashboard from which they can see what's running at their property in real time. In Johannesburg, you can see that room 3's geyser is pulling power on a checkout day and push a command to shut it down. That's real visibility over a property you're not standing in.
The load shedding piece
This is where the Wi-Fi alternative really falls over. A cloud-based smart plug system loses its programming when the power goes out and comes back. Clocks reset, schedules drift, the app loses connection. A KNX system with a small UPS on the controller and bus power supply keeps running through a two-hour outage. Your lights, your HVAC logic, your access control, all of it keeps running on local processing, independent of Eskom and independent of your internet connection.
For guests who've paid to be somewhere nice, a consistent environment during load shedding is the difference between a five-star review and a complaint.
The commercial case is clear
A KNX hotel case study documented by KNX Hub covered a large luxury hotel in Dubai that achieved a 35% reduction in energy costs after switching to a KNX Guest Room Management System. The system paid for itself through energy savings before guest experience benefits were counted.
For a guesthouse at a smaller scale, the numbers work differently but the principle is the same. If you're currently running a property that's spending R5,000 to R8,000 a month on electricity, cutting that by a third is R20,000 to R32,000 back in your pocket per year. A single phase of KNX energy management, geysers, aircons, and pool pump on scheduled and occupancy-triggered logic, starts recouping its cost within the first two or three years. And it keeps doing it for the 30-year lifespan of the system.
What architects and developers need to hear
If you're building a new guesthouse, doing a full renovation, or developing a boutique property, the time to specify KNX is before the walls close.
The bus cable, a single green twisted pair, runs alongside your electrical installation. Conduit, trunking, wall plates, switch positions, sensor locations: all of this needs to be in the build drawings before concrete is poured and plaster goes on. Retrofitting a KNX system into an existing structure costs roughly twice what it costs to build it in from scratch, because of the work involved in chasing walls and running new cabling.
Architects briefing hospitality projects should be asking: what is the energy management strategy? What happens between checkout and clean-up? How does the owner manage the property remotely? How does the system behave during load shedding?
These are not afterthought questions. They're structural decisions that need to be in the M&E drawings before they go out.
The conversation worth having
I'm not selling a magic box. I'm talking about wiring a property in a way that lets it work for you rather than against you. A system that runs locally without depending on cloud services or a stable internet connection, and saves you money every month it operates.
