Retrofit Just Became the Industry's Main Character. Here's the Version Nobody's Selling You.

CEDIA Expo wrapped in Denver on 4 September, and if you read past the AI headlines, one line kept repeating across almost every manufacturer briefing: new construction is cooling off, and retrofit isn't the fallback product line anymore. It's the roadmap.

DMF Lighting said it outright, building its whole CEDIA presence around new retrofit-specific fixtures as a direct response to a slower new-build pipeline. CE Pro's own writeup from the show made the wider point: for several manufacturers on the floor, demand isn't the problem anymore, keeping up with dealers' retrofit workload is. That's not a niche complaint. That's an industry quietly rebuilding its entire roadmap around remodels instead of ground-up builds.

Here's the part that got left unstated on the show floor, but was obvious to anyone reading between the lines: the industry's answer to "more retrofit" is wireless-first hardware. Battery-powered fixtures, mesh sensors, app pairing, nothing that needs a wall opened. And for a lot of product categories, that's a completely reasonable answer. A retrofit downlight or a plug-in shade motor doesn't need a home run back to a panel.

Whole-home automation is a different problem.

I get asked some version of "can we do this without opening the walls" on almost every retrofit conversation I have. It's a fair question. Nobody wants to tear plaster off a finished ceiling for a control system. But the wireless-first answer that works fine for a single fixture doesn't scale to a whole house the way people assume it does. Batteries die on their own schedule, not yours. RF gets noisier every year as everyone's home fills up with more wireless devices fighting for the same spectrum. And the moment something in that wireless mesh drops out, you're troubleshooting a network problem instead of flipping a switch.

I don't do wireless KNX. People sometimes hear that as a gap in what I offer. It's the reason a KNX device installed in 1995 still talks to one installed last month, over the same two wires, without a battery, a pairing app, or a mesh network to babysit. KNX is a wired bus by design: deterministic, and indifferent to whatever else is broadcasting nearby. None of that survives a translation to battery-powered mesh hardware.

So what does a real wired retrofit look like, if you're not opening every wall in the house?

It starts with a proper site survey, not a guess. Roof voids and ceiling cavities usually give you more free travel than people expect, especially in older Joburg homes with pitched roofs and generous ceiling height. Skirting and cornice-level surface trunking, finished to match the existing trim, gets a bus cable from a roof void down to a switch position without a single chased wall. Existing conduit, even conduit that was never meant for this, is worth checking before assuming you need new pathways. And where a wall genuinely has to be opened, we scope it room by room rather than pitching a whole-house rip-out on day one, so a client can retrofit the spaces that matter most first and expand later without redoing anything.

None of this is exotic. It's the same wired-retrofit playbook electricians have used for decades, applied to a KNX bus instead of a lighting circuit. The difference is a proper site survey up front, mapping real cable routes before a single tool comes out, rather than working it out room by room as problems surface.

That planning step matters more here than on a new build, because a retrofit client is usually living in the house while the work happens. Getting the route right the first time is the whole point of choosing wired over wireless: you do the disruptive part once, properly, and then you have a system with no batteries to replace and no mesh network to babysit for the next thirty years.

If your build's older stock and you've been told the only retrofit option is wireless because "wired means opening walls," that's not quite true. It just means the survey hasn't happened yet.
